Under the Gas Safety (Installation & Use Regulations) 1986 all properties that are rented must have checks to ensure all gas appliances and gas pipe work are working efficiently and securely to protect tenants from dangerous omissions. It is law for a Gas Safety Check to be carried out every 12 months and a Certificate (CP12) to be issued to verify its safety. These safety checks can only be carried out by Gas Safe Registered Engineers. From 1st April 2009 Gas Safe replaced Corgi as the new HSE approved scheme for the Registration of Gas Engineers.
Please note that a Safety Check is not a service.
Our Company operate under the Gas Safety Scheme, and are fully qualified to carry out gas safety checks. Please feel free to ask our engineer to show their Gas Safe ID card to confirm they are registered.
If the installation is unsafe, the problems will be listed on a form and a ‘Warning Notice’ may be issued. If it is dangerous to the tenants then the appliance will be isolated, with permission, and a report made.
Once an appliance is deemed ‘safe’ a Safety Certificate will be issued. One copy for the Landlord, one copy for our records and one copy for the tenant, which the Landlord should give to them within 28 days of the examination.
Not complying with a safety inspection every 12 months, can lead to a heavy fine or even a custodial prison sentence.
